Overview of House Plans
With a large covered porch at the front entry off the driveway, you enter the house into a large foyer with a huge walk-in closet that will house potential systems and function as excellent storage for you. The living room, dining room and kitchen are all in one efficient section. The powder room is off the kitchen and the laundry is off the main hallway. This hallway initially accesses the two bedrooms with common bath and the primary suite with two closets. In this customizable house plan design, if you want to add the family room/ guest suite / office addition, one of the closets is eliminated for easy access to this space. A large deck is located off the family room with a wet bar. Off the kitchen is another potential addition of a mudroom with closet, bench and access to the front and back of the house as well as the garage. The garage is also an addition off the mudroom and sized for two cars.
The tour continues from the single-story cork ranch as we explore downstairs working on the assumption that your lot naturally or can be excavated to create a walk-out basement. The staircase will be located where the entryway closet is on the single-story. With these blueprints, the family room will be located at the bottom of the stairs with a wet bar. There will be a good size bedroom and bathroom also located on this level in each of the plans. There will be four options of the floor plan layout for this level with the 3683 sf house having the largest bedroom, family room and rec room and ultimately a larger storage area. The architectural designers recommends deciding on the direction that you would like to go before pouring your foundation so that the layout works for you the first time. Of note: while you can cut a hole in the foundation for a door, you do not want to cut out an entire wall.
The concept of this house is to grow with your family and your budget or simply build a really efficient reasonably sized ranch.
House Plan Specifications
It will be very easy to revise the layout of the two-story basement plan. We do not recommend changing the roofline in order to stay cost effective and build the house with a truss roof system but we can always expand the footprint out toward the sides easily enough. The staircase is structural so it will not move.
