Architectural Design Overview
The Magnolia series of homes offer varying footprints but with a unified look and feel for neighborhood cohesion. Exterior designs can be customized with different siding colors and window styles based on the owner’s personal preference, allowing each home its own aesthetic.
Two footprint options, A and B, are available, with B being the larger size. This standardization enables builders to pour multiple foundations at once and optimize cost efficiency. It also helps civil engineers to effectively plan driveway locations.
We recommend positioning the houses between lots rather than in a straight line in order to maximize privacy and overall neighborhood appeal.
The Magnolia Townhouse, the largest in the series, features two 3-bedroom, 3-bathroom units.
Each townhouse is designed with an open-concept living, dining, and kitchen area on the first floor, a loft space on the third floor, as well as a garage and mudroom.
An accessory dwelling unit (ADU) with two bedrooms, one-and-a-half bathrooms, and a loft space is located above the garage. Every ADU housing unit includes outdoor areas for added enjoyment.

How can this structure be customized?
These homes are ideal for young professionals, offering a balance of vertical living and privacy with open-concept spaces on the main floor. Large sliders provide natural light and views from the back of each townhome. Consider living in one unit while renting out the other townhome and apartment to generate an income stream. The structure can be easily expanded on the gable ends or made smaller to suit different needs, although staircases must remain in their designed positions to comply with code requirements and maintain the integrity of the rooflines.
