Where Do We Start When Building a New Construction Home?

Where do we start when building a new construction home? We realize that this can be a daunting question so let’s jump right in. While we have an order for the first three items, they can also be blurry and overlap so try not to think too linearly.  

LAND: 

There are a few things to mention regarding land. 

1. If the property is not on town water and sewer you will need to install a well and septic system/leach field. The civil engineer typically designs this by creating “test pits” to verify where water could potentially be found subgrade. There is a mathematical relationship between septic/leach and well that must be maintained. Once this has been determined, we can determine the ideal house location. The house design is put on the civil engineering drawings and then it is submitted to the city for approval. 

2. It’s imperative that you note the topography of the land and how it can impact the entry to the home. How the house is related to the land is very important in design. There are a few Abrigo Home designs that are designed for specific topographies. For example, the Cork Two-Story Ranch is great for lots that slope down in the back for a walk-out basement. 

3. One note about grade is that it can be changed. We can lower, raise and retain grade in order to accomplish what you want. Yes, it can get expensive but it can also determine how you functionally use your home. Sometimes people ask too much of their property so be sensitive to the possibilities and respectful to the land.

PLAN: 

The home design plan must relate directly to the site complying with setbacks. You should choose a plan that suits your design aesthetic as well as personal needs. Most Abrigo Homes are flexible and can be customized to expand or contract. 

BUILDER: 

We do suggest reading “Questions to ask when Hiring a Builder” blog.  This will help you decide what direction to go in with interviewing and thinking of the project in general.

Once these three key components are completed, then let the games begin. You should be good at this point pull permits and start digging!
